About Circle City Office Cleaning

We run scheduled janitorial service for offices, clinics and light industrial sites across Indianapolis and the surrounding counties. Every account starts with a free walkthrough, a written checklist by frequency and one flat monthly price. The same crew works your building, one named person handles your account, and a supervisor inspects on a fixed schedule.

How an account is put together

Every building gets its own scope. We walk it with you, measure cleanable square footage, count restroom fixtures, record floor types and condition, look at how trash actually leaves the building and write down every access constraint. That takes about 30 minutes and costs nothing. What comes back is a task list split into daily, weekly and monthly frequencies, area by area, with one flat monthly price beside it.

Splitting the list by frequency is deliberate. It is what lets you check whether a task was in scope before you raise it, and what stops a disagreement in month four turning into a phone call nobody enjoys. Your copy of the checklist is signed at the end of every clean and left in the building.

Who you deal with

One named point of contact, reachable by phone, email and text. That person handles scope changes, scheduling, invoicing questions and anything that goes wrong. Above them is the supervisor who inspects your building, and you get their number too. Nothing about the account routes through a call center or a ticket queue.

Crews are assigned to buildings rather than shuffled nightly. You meet the people who will clean your site before the first visit. Cover for vacation and sickness comes from staff who have already worked your building wherever possible, and you are told in advance when a substitute is coming. Crew consistency is the single largest factor in whether a checklist holds up over a year.

What we do when standards slip

Report a miss by email or text and it is corrected on the next service, or sooner if the area cannot wait. A repeat miss triggers a supervisor visit and a change to the checklist, because a task that keeps getting missed is usually a task in the wrong place on the route. If the crew is the problem, the crew changes. Your notice period gives you an exit if none of that works, and we would rather you had one than felt trapped.

Pricing and terms

One flat monthly figure covering labor, equipment, chemicals, liners, hand soap, paper towel and tissue. If your building already buys consumables under another contract, those come off the quote. Periodic work such as strip and wax, carpet extraction, grout scrubbing and high level dusting is quoted per square foot and billed when it happens, so your monthly line stays predictable.

A written agreement sets out scope, frequency, price and notice period, because you need something to hold a cleaner to. Term length is a separate decision. A rolling month to month arrangement is available, and the exact notice period is confirmed by the operator in your paperwork. Annual terms are usually offered where you want a rate locked against supply cost increases.

Coverage

We cover Marion County and the collar counties: downtown Indianapolis and the Mile Square, Carmel and Fishers along the Meridian and 96th Street corridors, Keystone at the Crossing, Greenwood and northern Johnson County, Zionsville and Boone County, and the distribution corridor through Plainfield and around Indianapolis International Airport. Most walkthroughs are booked within three business days.

Two local conditions shape almost every scope we write here. Winter ice melt, which arrives on shoes from December into April and destroys floor finish faster than traffic does. And hybrid occupancy, which has moved a lot of Central Indiana offices from five nights a week to three and shifted the busy days to the middle of the week.
