How a new account starts

  1. 1

    Walkthrough and scope

We walk the building with you, measure the cleanable square footage, count restroom fixtures and note the floor types. The walkthrough is free and takes about 30 minutes.

  2. 2

    Flat quote and custom checklist

You get one monthly price and a task checklist written for your site. Daily, weekly and monthly tasks are listed separately so there is no argument about what was in scope.

  3. 3

Start date and a QA visit in week two

Your crew is introduced before the first clean. A supervisor inspects the building in week two, walks it with you and corrects anything the checklist missed.

What offices pay in Indianapolis

Square footage, service frequency and restroom count drive the price more than anything else. Buildings with heavy public traffic or a lot of glass sit at the upper end. Many Indianapolis offices have dropped to three nights a week since hybrid schedules thinned out Mondays and Fridays, and that change alone can move your monthly figure a long way.

Job Typical range
Small office, per visit Under 3,000 square feet with one or two restrooms $95 to $185 per visit
Nightly service, per square foot Five nights a week, general office space $0.09 to $0.18 per sq ft per month
Strip and wax on VCT Four to five coats of finish. Most buildings book this once ice melt season ends $0.32 to $0.65 per sq ft
Carpet cleaning Hot water extraction, open office and corridor areas $0.14 to $0.30 per sq ft
Day porter, hourly rate Four hour minimum on most buildings $24 to $36 per hour
Post-construction final clean Depends on dust load, glass count and how much trim work is left $0.20 to $0.55 per sq ft

Typical ranges for Indianapolis and the surrounding area, reviewed September 2026. Your price depends on access, the size of the job and what we find on site. Every quote is written and fixed before work starts.

Common questions

How is commercial cleaning priced?

Most accounts are quoted as a flat monthly figure. We measure cleanable square footage, count restroom fixtures, record floor types and agree how many nights a week you want service. Those four numbers set the price. One-off work such as floor finish or carpet extraction is quoted per square foot and billed separately, so your monthly line stays predictable through the year.

Do you bring supplies?

Yes. Chemicals, equipment, trash liners, hand soap, paper towel and toilet tissue are included in the monthly price unless you ask to keep buying your own. If your building already has dispensers under contract, we work with them and remove the consumables from the quote. Either way you get one invoice and stop raising purchase orders for restroom stock.

Are cleaners background checked?

Screening is set by the operator of this business, and the current policy is confirmed to you in writing before your start date. Ask for it during the walkthrough. Buildings with badge access, visitor logs or vendor compliance portals are common in the Mile Square, so tell us early what management requires and we supply the paperwork to match.

Can you clean after hours?

Yes, and most office accounts are serviced that way. Crews usually start after 6pm once your floor empties out. Clinics are often cleaned right after the last patient leaves. Warehouses tend to work better on a second shift window. We hold the same arrival time every visit so you know when the building is occupied.

What is included in medical office cleaning?

Waiting areas, restrooms, exam rooms, operatories and staff space, cleaned in a set order that keeps clean areas ahead of soiled ones. High touch surfaces are disinfected with an EPA registered product used at its listed contact time, which is what CDC surface guidance asks for. Crews are trained under the OSHA bloodborne pathogens standard. Sharps containers stay the practice's responsibility.

Is there a contract?

There is a written agreement covering scope, frequency, price and notice period, because you need something to hold us to. Term length is flexible. A rolling month to month arrangement is available, and the operator confirms the exact notice period in your paperwork. Annual terms are usually offered when you want the rate locked against supply cost increases.
